Property Management

Norrow Estates Limited are property management specialists, having years of experience dealing with all aspects of residential furnished and unfurnished letting. As members of the National Association of Estate Agents, and the National Association of Letting Agents, we are well qualified to provide a professional, competent and friendly management service. Our full management service comprises;


Property Visits & Valuations

Free of charge and without obligation, we arrange to visit the property to discuss your letting requirements and advise what rental can be expected.

  Inventories

For furnished letting, we prepare an inventory of contents to be checked at every change of tenancy. For this we make a charge of £40 + VAT plus £25 + VAT for each additional page.

  Advertising

We have a waiting list of prospective tenants and we receive a high volume of telephone inquiries every day, but should advertising be necessary to let your property, this can be done reasonably cheaply and you will only be charged at cost. We can also advertise your property on the Internet, a single small fixed fee gives worldwide exposure to your property until it is let.


Selecting a tenant

We interview each prospective tenant and take up references and perform a credit check before granting a tenancy.


Tenancy Agreements

We prepare the most appropriate tenancy agreement for your property to ensure that you can regain possession when required.


Rent Collection

We collect the rent on your behalf and prepare regular statements to you as agreed.


Supervision

We check regularly to ensure that the tenancy is running smoothly, that the rent is paid and that the property is being looked after.


Insurance

We can obtain competitive quotes for property and contents insurance. We are also Letsure Agents and can provide a Rental guarantee insurance scheme for Landlords, as well as contents insurance for tenants.


Repairs

Where necessary, we arrange for repairs to be done to the property, using either a reputable contractor appointed by ourselves, or your own preferred tradesman.


Ending the agreement

Upon the tenancy coming to an end, we check the inventory and ensure that the property is in good order. We hold a deposit to cover damage or disrepair to the furnishings and fittings.


Charges

We charge 15% of gross rents collected, subject to VAT.
